Rental conditions Ferienhaus Kirchbach
The reservation is final when it is confirmed by the landlord and the tenant has paid the deposit. The landlord reserves the right to refuse reservation requests without giving reasons. After receipt of the written reservation request, the reservation will in principle be confirmed by email within 5 working days. Together with the confirmation, the tenant will receive an invoice for the total amount due. 20% of the invoiced amount must be paid within 14 days; the remainder no later than 6 weeks before the start of the rental period. The lessor is entitled to cancel the reservation if the payment obligations are not met. If any inaccuracies are found in the confirmation and/or the invoice, these should be made known to the lessor by return of post.
2. Arrival and departure
The rented holiday home can be occupied after 16.00 hours on the agreed day of arrival. If the house is not occupied prior to your reservation, earlier entry is negotiable. On the agreed day of departure the property must be vacated before 09.00 hours.
3. Deposit / Liability
a. The landlord accepts no liability for: theft, loss or damage of any kind, during or as a result of a stay in the holiday home. This also applies to the possible malfunctioning and/or disabling of the technical equipment.
b. If damage and/or loss is caused directly or indirectly by the stay of the hirer and/or those accompanying him/her, we will hold you liable in writing. You are advised to take out a third-party liability insurance and/or travel insurance which covers this liability.
In case of cancellation the tenant is due to pay the following percentages of the travel sum depending on the moment of cancellation in relation to the arrival date:
Cancellation up to 2 months before departure: 20% of the total rental sum;
for cancellations up to 6 weeks before departure: 50% of the total rent;
in case of cancellation 6 weeks or more before departure: 100% of the total rent;
In case of premature termination of the stay, the full rent is due. It is advisable to take out cancellation insurance.
In case of force majeure the landlord is entitled to unilaterally dissolve the agreement by means of an (electronic) letter to the tenant. There is a question of force majeure on the part of the hirer if the performance of the agreement is/is partly or wholly prevented by circumstances beyond the control of the lessor, including war risk, personnel strikes, blockades, fire, floods and other disturbances or events beyond the control of the lessor which result in consequences for the hirer that lead to the agreement not being carried out.
After confirmation of the booking, 20% of the rental price is to be paid. The remainder of the rental price must be paid no later than six weeks before the start of the rental period.
The rent takes into account a maximum consumption of 350 kWh per week. This is more than sufficient. If you are not careful with energy and use more than 350 kWh per week, we are forced to charge the extra consumption above ± 350 kWh at € 0,25 per kWh.
Energy is quite expensive in Austria and you are expected to be conscious of your energy consumption.
7. Maximum number of people
It is not allowed to occupy the chalet with more than 14 people. If more people than agreed show up at the location, the tenant may be denied the use of the chalet.
8. Pets and smoking
Pets are not allowed. Smoking is not permitted in the chalet. The covered terrace offers ample opportunity for outdoor smoking. If, at the end of the rental period, it is found that smoking has taken place in the house, the deposit will not be refunded and any additional cleaning costs will be charged to the tenant.
The cleaning costs are € 225,-. These are compulsory and must be paid in advance. You are requested to leave the chalet in a good state of cleanliness, otherwise extra cleaning costs will be charged. Please do not leave washing up, food, full bins, rubbish bags, etc. in the chalet. Please empty the small bins in the toilet and bathroom before you leave. The cleaning service will charge € 50,- for not separating the waste correctly. We will then pass this on to you.
